(DailyTreasure.com) – The United States Department of Housing and Urban Development (HUD) plays a significant role in the development of policies and provisions for services that seek to solve various housing problems. HUD provides Americans with a myriad of options they can use to find safe, affordable housing.
The post will examine some of the different housing support options available from HUD.
1. Housing Choice Voucher (HCV)
The Housing Choice Vouchers (HCV) program is created with the end goal of providing residents with access to public housing. It provides them with better mobility, and they have the choice of accessing the private market so that they can choose a specific housing option.
The program was established in 1974 and since then, it has successfully assisted approximately 21% of renters in getting access to public housing. Applying to the HCV program is done through a local public housing authority (PHA) and individuals need to meet some requirements from the PHA to determine their eligibility.
Individuals are only eligible for the HCV program if their income is 50% or below 50% of the median income in the region. Visit your local PHA if you’re interested in beginning the application process or if you want to get further clarification about the HCV program.
2. Public Housing
The public housing program aims to provide individuals with affordable housing that is both sanitary and decent. Each unit is maintained by the local public housing authorities, but ownership is maintained by HUD.
The program allows HUD and the housing agency to collaborate together to deny or approve an application based on the HUD guidelines. All individuals who live in a public housing unit are required to follow all HUD regulations pertaining to renting, income limits and applying for the public housing program.
The public housing program seeks to alleviate the struggle faced by renters in paying their rent by lowering their rent. The rent is based on the income of the family, and it can increase or decrease based on household income changes. In some scenarios, it’s possible for some units to have a fixed rate that is lower than the standard rates.
3. Federal Housing Administration (FHA) Loans
The FHA is a section of the HUD that primarily provides home buyers with mortgage loans. The FHA relies on the funds generated from mortgage insurance and mortgage payments. Qualification for an FHA loan involves talking to a lender that is approved by FHA. Once the loan application is approved, the FHA backs the loan to minimize the risk.
Individuals who are approved for the FHA loan need to pay a FHA mortgage insurance that seeks to provide the lender with sufficient protection from any loss if the homeowner is unable to pay their mortgage. Some of the strict requirements to get approved for an FHA loan include:
- Proof of a stable and reliable income
- Borrowers are required to reside in the home that they’re purchasing
- The borrower needs to have a debt-to-income ratio that is less than 43%
- The borrowers need to make a down payment of no less than 3.5% while those who have a low credit score are required to make a 10% down payment.
4. Section 8
Section 8 is one of the most popular HUD programs. The program primarily targets low-income families and aims to provide them with affordable housing options.
The section 8 program was established back in 1937 and falls within the U.S. Housing Act. Those looking to qualify for the program need to meet certain income guidelines depending on the median income of the area they reside.
Some of the key factors that determine eligibility include, citizenship, good rental history, residing in a HUD permitted area and a lack of any criminal history. Individuals can apply for the section 8 program through their local public housing authority.
If you’re facing some financial difficulties, and you require safe and secure housing, a HUD program can provide you with the assistance you need. Get in touch with your local housing agency to get a housing voucher, a HUD loan or any other type of housing assistance.
